You find a property on a busy street, with a visible shopfront and shops nearby. Another is outside the city centre but offers more space, parking and good connections to several surrounding towns. If you are considering opening an entertainment franchise, which one deserves a visit first?

The answer depends on how your customers will get there and what you need to offer them inside. The best location should combine market potential, accessibility, and a space suited to the activity. A well-known address can provide visibility, but it will not compensate for premises that prevent you from delivering the experience or a journey that makes visiting difficult.

## **Understand Whether Customers Will Walk Past or Visit Specifically**

Some businesses generate part of their sales from people walking past the door. Foot traffic allows someone to discover the offering and decide to step inside. Others welcome people who have already chosen to visit: they have booked a game, organised a celebration or arranged an outing with friends.

These operate as destination businesses. A bowling alley, a karting circuit or a virtual reality arena can follow this model. Location still matters, although its commercial appeal also depends on the people willing to travel to enjoy the activity.

EVA’s model combines free-roam virtual reality, proprietary games, esports competitions and events. Free-roam means participants physically move around a playing area while sharing a virtual environment. A visit can begin with a group deciding to book a session to play together, before heading to the venue.

For a prospective franchisee, this distinction helps guide the search. It is worth assessing how much foot traffic can contribute and how much the business will depend on attracting planned visits. Both behaviours can coexist, but they do not justify paying the same amount for every property.

## **Look Beyond the City’s Population to Assess Your Market**

Knowing how many people live in a municipality is a starting point. To evaluate a location for an entertainment business, you also need to understand which nearby towns could bring in customers and how long it would take them to arrive.

The catchment area represents that potential market around the venue. Two properties in the same city can have very different catchment areas: one may connect to several towns by road, while the other may require travelling through congested areas.

At EVA, one of the criteria we have already mentioned in other articles and which we use to evaluate a market is having at least 300,000 residents within a 30-minute drive. This benchmark allows us to assess the territory beyond a city’s administrative boundaries.

The figure helps guide the selection, but it does not guarantee bookings. You also need to analyse the entertainment alternatives available and the reasons people would choose to visit. Groups of friends, companies organising team activities and players interested in competing may have different needs, even within the same area.

## **Check How Customers Will Reach the Venue**

A shared activity requires coordinating several people. When the journey is complicated, the person organising the outing has another problem to solve.

Accessibility therefore needs a practical assessment. Road connections, public transport, parking and how easy it is to find the entrance all matter. Check these conditions at the times you expect to welcome customers: arriving on a Tuesday morning can be very different from arriving on a Saturday afternoon.

A location outside the city centre may be convenient for groups travelling by car from different towns. Another, close to public transport, may make visits easier for people who do not drive. The choice should reflect the audience you want to attract and the actual conditions of each location.

## **A City Centre Location Offers Advantages, but Also Constraints**

A central area can offer visibility, commercial activity, and transport connections. These advantages deserve to be included in the comparison, particularly when they help new customers discover the business.

There may also be constraints: insufficient space—the most common one—a layout that is difficult to adapt, or an almost unsustainable rental. For a concept that needs room for playing and welcoming groups, these conditions directly affect the project’s profitability.

Imagine two alternatives: a central property with barely enough room for the activity and another with good connections that accommodates the planned layout. To choose, you need to assess what each address offers and the compromises it requires. Greater visibility will only make sense if the space allows you to serve arriving customers properly while keeping the rent affordable.

## **The Property Must Accommodate the Full Experience**

In a virtual reality franchise, floor space serves a specific purpose. The layout determines where people play, how participants are welcomed and how groups move through the venue before and after a session.

At EVA, each arena requires 500 sqm of column-free space dedicated exclusively to the playing area. Reception, the lounge area, the bar and other operational areas require additional space. Finding a 500 sqm property therefore does not mean you have all the space needed to open.

This requirement helps rule out options from the outset. A property may offer an attractive total floor area yet still have columns or partitions that prevent it from being used as the concept requires.

Sharing floor plans and property details during the search helps you assess the alternatives on an informed basis. This allows you to focus on spaces that could be suitable before moving forward with securing the premises.

## **Assess the Location with the Franchise Team**

EVA’s real estate team supports candidates in analysing areas and property opportunities. Finding and securing the premises are the franchisee’s responsibility, with guidance on the concept’s requirements.

This support allows the territory, access, and property to be assessed together. An attractive market needs a suitable space; a suitable space needs customers who can reach it conveniently.

Before choosing, you should be able to explain where your customers will come from, how they will get there, and why the premises allow you to deliver the intended experience. If any answer is still an assumption, you have a specific issue to resolve before committing.
